Brickell vs Xcalacoco

There's an exercise every real estate investor should do at least once: pull up a 1995 map of Miami and look for Brickell. What you'll find is a neighborhood the city ignored. Offices that emptied out by six in the evening, old mansions subdivided into rental rooms, streets with no nightlife, and a spectacular bay front almost nobody made use of. Price per square meter was a fraction of what it cost in Miami Beach.

Thirty years later, Brickell is the densest residential neighborhood in the United States south of Manhattan, the country's second international banking hub, and Miami's most sought-after address. Towers like Icon Brickell (2008) and megaprojects like Brickell City Centre, a 1.05 billion dollar investment that opened in 2016, turned that forgotten area into the epicenter of urban luxury in Florida. Whoever bought in Brickell in the nineties didn't buy an apartment. They bought the future of a city.

The question that matters isn't what happened in Brickell. It's where the same thing is happening today.

Our answer: on the northern coast of Playa del Carmen, on a stretch of jungle and white sand called Xcalacoco.

The parallels are precise. Like Brickell, Xcalacoco has the one asset that can't be manufactured: real proximity to the sea. It sits on the sea side of Federal Highway 307, 600 meters from the beach. Like Brickell in the nineties, its price per square meter still trades below its own city's consolidated downtown. And like Brickell at the moment it took off, institutional capital has already arrived: national and European developers are building large-scale projects in the area that would have seemed unthinkable five years ago, anchored by the luxury corridor Corasol opened and by the new residential district developed by TM Grupo Inmobiliario, the Spanish developer with a 57-year track record and more than 25,000 homes delivered by the sea.

Brickell taught a lesson that markets repeat over and over: successful coastal cities don't grow in just any direction, they grow toward whatever coastline is still available. Playa del Carmen has run out of room downtown. Fifth Avenue has no land left. Growth took the only direction available along the coast: north. Xcalacoco has already woken up, and areas that wake up with this combination of geography, capital, and anchor projects don't go back to sleep.

Brickell's window closed two decades ago. Xcalacoco's is open today. That's the whole thesis.
